Former Garage Site Appeal Dismissal Overturned in Derby City Centre

GraceMachin has successfully achieved planning permission for a detached bungalow, on the site of former block garages in Derby City Centre.

The client instructed GraceMachin after an earlier planning application was refused by Derby City Council and "dismissed" by the Planning Inspectorate at appeal. The reasons for refusal related to issues surrounding access and impact upon neighbour residential amenity.

GraceMachin were of the view that an 'in-out' access arrangement would maximise visibility for vehicles entering the highway and that the level of traffic generated by one dwelling should not justify the refusal of planning permission.

Working alongside Derby City Council, GraceMachin were able to ensure that the impact upon neighbour amenity was acceptable and that appropriate safeguards would be put in place at reserved matters stage such as boundary treatment and suitable separation distances between dwellings.

Planning Permission via delegated powers was granted within 8 weeks of the application being formally submitted.

We understand that the site will now be sold (either by private treaty or public auction) with a local Estate Agent in the coming weeks.
