Our client needed to justify the approval of a new residential development on an unallocated green field site, and prove that the adjacent railway line was not a source of noise that could cause refusal of planning permission.

Acting as lead project manager as well as planning consultant, we were able to co-ordinate all supporting consultants and provide the client with one single point of contact. Such an approach is regularly replicated with other clients and sites across the East Midlands.

We were able to set out that the planning policy framework at a national and local level could support the granting of planning permission on a non allocated green field site. This was undertaken before instructing on and investigating matters relating to noise, flood risk, ground conditions, ecology and arboriculture, resulting in a fully supported application.

The client has been able to positively market the site in advance of the adoption of the SE Lincs Local Plan and attract a regional housebuilder to purchase the site. It has also resulted in new opportunity areas being identified for future development in Deeping St Nicholas.
