Planning permission granted for 2 semi detached dwellings
Riby, West Lindsey, Lincolnshire
GraceMachin Planning & Property were instructed by NorthSands Developments to appraise a site within the Bramcote Conservation Area, which had planning permission for three new dwellings. Following an initial appraisal of the site, in consultation with a local heritage consultancy a new planning application was devised to accommodate four new dwellings and a revised point of access.
The application drawings were prepared by Greenwood Architects, who both GraceMachin Planning & Property and NorthSands Developments have worked with before on successful residential schemes in Conservation Areas. Without undertaking any pre-application consultation with Broxtowe Borough Council, a robust planning application was submitted and with a number of relatively minor changes to the design taking place during the application consultation period, the application was approved under delegated powers.
This application has resulted in another positive permission for a longstanding client who’s USP is to deliver high quality schemes in high value areas.
James Hartley of NorthSands Developments said:
"We have learned that submitting a comprehensive and detailed planning application is essential to deliver our schemes in sensitive locations. We are delighted to again have received a positive planning result working with Nick Grace at GraceMachin Planning & Property."
