In the first half of 2022, GraceMachin Planning & Property secured several planning permissions for new permanent agricultural workers dwellings within the East Midlands.

In this case we were invited by the client to advise on an appropriate planning strategy to secure a permanent dwelling on site following a previous grant of temporary permission.

Following an initial site visit we advised on the timing of submission (which is often critical to success) and co-ordinated the full submission which involved project managing the topographical survey, tree report, minerals assessment, external agricultural justification, flood risk report and all planning and drawing work.

This was then supplemented with a technical planning policy justification prior to the formal submission of a robust application.

On behalf of the client, we were able to successfully demonstrate that the proposal for a permanent dwelling for a Farm Manager was essential to the continued management of the farming enterprise, driven mainly by the need to be on hand to supervise crops and livestock following the increase in stock numbers and continue to develop the fencing and potentially a livery business as part of the farm’s growth and diversification.

Business accounts were also submitted which demonstrated a profitable business with investment in the site being evidenced in the substantial agricultural buildings present along with fencing and road upgrades.

The Local Planning Authority stated that GraceMachin Planning & Property had demonstrated the overall viability of the business and compliance with Local Plan Policy to justify the approval of the application within 8 weeks of submission. The client and applicant were naturally delighted with the end outcome.
