GraceMachin were instructed to consider a complex planning history relating to a single dwelling in a unique location in Lincolnshire which benefits from far reaching views to the west from an elevated position on Hemswell Cliff, North of Lincoln.
The planning history research required GraceMachin working with a leading planning Barrister. In partnership we were able to unravel complex 1930’s planning consents and subsequent planning permissions.
By establishing a strong legal agreement and position on the site with the Local Planning Authority we were able to project manage a full planning application submission which resulted in the grant of planning permission in 8 weeks for a replacement dwelling of some 3,000 sq ft - more than double the size of the original habitable accommodation on site.
Significant added value has been created through the planning process and the plot with planning permission will now be sold on the open market with a local residential agency.
