Partner, George Machin was invited by client to advise on the correct planning strategy to secure a permanent dwelling on the site for their son and his family.

The proposed dwelling would allow for the owners (parents) to retire, whilst still residing at the holding, and the younger generation are to take on the responsibility of the farm business.

The site is located in the Open Countryside where new development, especially new housing, is severely restricted.

The established farm comprises 650 acres of arable land, plus a farmstead with two existing residential properties and a number of agricultural buildings.

Following an initial site visit and meeting, George was formally instructed to prepare and manage the submission of a full planning application to Newark & Sherwood District Council.

The package of technical documents included topographical survey, landscape and visual appraisal, planning statement including agricultural justification, as well as detailed application drawings. This was a robust submission that was capable of withstanding objections.

The new dwelling was considered to be essential to the continued success of our client’s farming business, as well for site security. On balance, professional officers at the Council considered the principle of the proposed dwelling to be acceptable and noted that the siting of the dwelling would not have a harmful visual impact upon the open countryside.

Full planning permission was secured via delegated powers and our clients were understandably absolutely delighted with the result.
