Permission Granted in South Nottinghamshire Conservation Area

GraceMachin Planning & Property are delighted to have obtained two new planning permissions for detached homes on Kirk Lane within the Ruddington Conservation Area.
A long-standing client requested an initial planning appraisal of the site which comprised two adjacent plots. The first accommodated an existing bungalow on a large mature plot and the adjacent plot had no formal access but was a long-standing parcel of land housing a former sub station of some architectural merit in terms of its design, detailing and materials.
Looking at the opportunities and constraints and assessing Local Plan Policy, we advised the client that it would be possible to demolish the existing bungalow and secure a replacement two storey dwelling while the ‘vacant plot’ could also accommodate a new two storey dwelling. The electricity substation building would be a feature of the site, which was considered to enhance the character and appearance of the Conservation Area.
Two separate applications were made in parallel with one another so the Local Planning Authority could consider the cumulative impact of development. GraceMachin led a team consisting of an architect, ecologist, heritage consultant and highway engineer.
The replacement dwelling was approved within 8 weeks of submission and the new dwelling approved soon after considering the comments of neighbouring property and the Planning Case Officer.
