Planning permission achieved for expansion of popular Public House venue

GraceMachin Planning and Property have achieved planning permission for an extension to ‘The Old Volunteer’ Public House in Caythorpe, Nottinghamshire. The newly approved extension will encompass an extension to the bar seating area, an enlarged entrance porch, and the erection of an open elevation porch to be used as a smoking shelter.

The Old Volunteer is a popular eating and drinking venue situated in the rural village of Caythorpe, close to the River Trent. The approved application will ensure that the venue continues to thrive and is able maintain its ‘competitive edge’.

GraceMachin were able to identify in their application submission that the growth and expansion of existing rural businesses is supported by Local Planning Policy and the Government’s National Planning Policy Framework (NPPF) which clearly identifies that local authorities should support sustainable development in rural areas.

A non-designated heritage asset

Newark and Sherwood District Council found ‘harm’ from the proposal in terms of its impact upon the existing building, which was considered to be a ‘non-designated heritage asset’. However, GraceMachin successfully argued that any limited planning harm should be balanced against the significant public benefits arising, including visitor spend and economic growth in the rural area.
