Approval of Demolition and Erection of Replacement Dwelling in Scarrington Conservation Area

GraceMachin Planning & Property have recently obtained planning permission to erect a new detached family home within a sensitive Nottinghamshire Conservation Area and close to a number of Listed Buildings.

The application followed a previous grant of permission for a replacement dwelling which did not ultimately meet the brief of the clients. The site owners wanted to secure a lifetime home that delivered a truly bespoke dwelling of high quality design that would still sit sensitively within a wider heritage village landscape.

To do this, we recommended involving specialist heritage consultants, (Bidwells), to work with ourselves and the architect team (Williams Architects) and prior to submission a series of meetings were held to review and consider the previous decision and arising issues that were pertinent to the previous approval.

We sought to secure the ‘priority’ matters’ of the client in the formal submission but during the consultation process, we also had to provide further evidence to identify that the rear projection would not result in a severe ‘overbearing impact’ on neighbouring property. We were able to advise the client on how best to achieve this and following final revisions to the front elevation in terms of its detailed design and fenestration, planning permission was formally granted by Rushcliffe B.C. The process of securing planning permission extended beyond the initial 8 week period but positive engagement with the local planning authority enabled us to agree that formally extending the period of determination was appropriate in this particular case.

Other matters, such as ecology, archaeology and highways were all dealt with before submission and during the consultation period. This resulting in a planning permission for a long established local farming family.
